Aldermore has provided a £5m block bridging facility to Integer Lending Limited, the funding vehicle behind Integer Investments' specialist property lending business.

A block facility is a wholesale funding line that a lender can draw on to fund its own loans to borrowers. Aldermore's backing will increase Integer's capacity to finance property purchases and eligible renovation work, and support the continued growth of its lending range.

A young lender with a housing focus

Integer began lending in the UK in 2023 through Integer Investments Europe Ltd and Integer Lending Limited. It offers tailored bridging and development finance and also invests directly in affordable housing projects across the UK.

Its lending covers refurbishments, blocks of flats, auction purchases, stabilisations and HMO conversions, with a particular focus on helping tackle the UK's housing shortage.

A bespoke structure

Integer wanted a funding partner that understood specialist property lending and could support its long-term plans. Aldermore worked with the business to design a tailored facility that will help it grow its loan book faster and back a wider range of development and housing projects across the country.

Steve Thorne, Business Development Manager at Aldermore, said Integer had built a strong business quickly, led by an experienced team with clear growth ambitions. Simon Lefevre, Head of Wholesale & Structured Finance at Aldermore, said the deal shows the bank's commitment to supporting both established and emerging property lenders. He added that taking time to understand Integer's plans allowed Aldermore to provide the flexibility and capacity it needs.

The deal adds to Aldermore's growing involvement in specialist property finance. Earlier this year, the bank acquired bridging lender Octane Capital.

Built by property investors

Securing this £5m facility from Aldermore is an important milestone for Integer.

Integer founder Cristiano Bellavitis said that, as property investors themselves, the team understands the pressures borrowers face, from tight completion deadlines to renovation costs and projects that need a tailored approach. He said the facility will help Integer support more investors and broker partners, expand its lending capacity and widen its product range over time. He added that it will do this while keeping the speed, flexibility and careful underwriting that set it apart.
