Liverpool-based specialist lender Hope Capital Property Finance has extended its relationship with Gunnercooke Scotland. The firm, already on Hope's legal panel, will now offer dual legal representation on property transactions in Scotland.

The move gives brokers and borrowers another choice of firm for Hope's Scottish dual representation service. It follows the addition of Aberdein Considine and Carters to the same panel earlier this year.

Cutting time and cost

Under dual representation, one firm of solicitors acts for both the lender and the borrower. This removes much of the duplication that comes with two separate legal teams and can save borrowers time and money. That matters in bridging, where speed is often the main reason for taking the loan.

Scotland has its own property law and conveyancing system, so having specialist Scottish firms on the panel is especially important for lenders working north of the border.

Linked to Max GDV

Dual representation is available through Hope's recently launched Max GDV residential bridging product, on loans of up to £1m. Max GDV aims to maximise day-one funding, offering up to 70% LTGDV at a monthly rate of 0.87%.

Hope has lent in Scotland since 2018. The lender says this latest step reflects its ongoing investment in its Scottish offering and the legal partnerships behind it.

A natural next step

Laura Carr, Director of Underwriting, Compliance and Stakeholder Relations at Hope Capital Property Finance, said the strong working relationship built with Gunnercooke Scotland made the expansion a logical move.

Their team understands our approach and the pace of bridging finance.

Bryan Finlayson, Partner at Gunnercooke, said the firm was pleased to build on its work with Hope. He added that the two teams share a commitment to keeping transactions moving and that the arrangement will help more brokers and borrowers with Scottish deals.
